FOR NEW BUILD DEVELOPERS

Mortgage advice your buyers can rely on

For more than 20 years we've helped housebuilders' buyers get their mortgages agreed and their sales over the line, and we still work with a number of housebuilders today. We know the new build process, the deadlines and the schemes, and we keep your sales team updated from reservation to completion. We advise buyers anywhere in the UK, including Wales.

Why developers work with us

1

Built around your exchange date

We know you need exchange within a set time of reservation, often around 30 days. We start as soon as your buyer reserves, check affordability early and plan the application around your deadline.

2

Your sales team kept in the loop

With your buyer's permission, we update your team at each key stage: appointment held, application submitted, valuation booked, offer issued. If something might cause a delay, you hear about it from us first.

3

One point of contact

Matt Smith, our director, looks after every developer relationship personally. He passes each buyer to one of our new build advisers, who stays with them through to completion, so your team always knows who to call.

4

No advice fee for your buyers

We don't charge a fee for mortgage advice on new build purchases. We're paid by the lender when a mortgage completes.

How it works

From reservation to keys, your buyer has one adviser and your sales team always knows where things stand.

  1. Reservation

Your buyer contacts us, or you pass us their details with their agreement.
  2. First conversation

We aim to speak to your buyer the same working day, check what they can borrow and tell them which documents we need.
  3. Application and valuation

We submit the application, deal with the lender and chase the valuation.
  4. Offer and exchange

We check the offer will last until build completion and apply for an extension if the lender allows one.
  5. Completion

We stay with your buyer until they have their keys, and update your team along the way.

Schemes and lending we know inside out

Our advisers keep up to date with the schemes and lender rules that affect new build sales.

  • Help to Buy – Wales: open for applications until 31 March 2027, for homes up to £300,000
  • Your First Home (England): confirmed in the Autumn Budget 2026, with pre-registration from December 2026 and first equity loans from April 2027. We'll be ready to help your buyers from day one
  • First Homes, shared ownership and Forces Help to Buy
  • 95% mortgages backed by the government's Freedom to Buy guarantee
  • Builder incentives and the UK Finance Disclosure of Incentives form, including lenders' limits on what they'll accept
  • New build loan-to-value limits, offer validity and extensions, and warranty requirements

Fair to your buyers

The New Homes Quality Code lets you suggest a mortgage broker, but your buyers must be free to choose their own. Everything we give your buyers makes this clear, and we never suggest a sale depends on using us. There are no referral fees between us and developers, either way.

Questions developers ask us

Who will we deal with?

Matt Smith, our director. He's your contact for anything about your development and your buyers. Each buyer also has their own new build adviser, who keeps you updated.

Which areas do you cover?

All of the UK, including Wales. We advise by phone or video, so your buyers don't need to visit our office.

Do you charge our buyers?

We don't charge a fee for mortgage advice on new build purchases. We're paid by the lender when the mortgage completes.

Is there a fee for developers to work with you?

No. We don't pay or receive referral fees.

Can our buyers use their own broker?

Yes, always. We'll tell them that too.

How will you keep us updated?

By email or phone at each key stage, with your buyer's permission.

What happens if build completion slips?

We keep an eye on mortgage offer expiry dates and apply for extensions where the lender allows.

Can a builder-gifted deposit be the only deposit?

No. Lenders need the buyer to put in at least 5% themselves, from savings or a family gift.

What are your hours?

Our office is open Monday to Friday, 9am to 5pm, and our advisers can arrange appointments outside these hours.

Can you help with shared ownership?

Yes. We work with housing associations and use the Homes England calculator.
